Author’s and technical supervision.

Learn more about the difference between authorial and technical supervision, and why they are needed for each facility.

Many people think that the work of the designer ends after the issuance of all documents to the customer. Or maybe it’s just beginning?

In fact, after the architectural stage and approval of all documentation, the implementation process begins. The implementation of an architectural project into a real building is the next stage in the creation of the building as a whole.

The construction process is a set of measures that need to be constantly monitored and checked, timely announcements of corrections and adjustments. Such comments and corrections are made during the author’s and technical supervision.

Why does authorial and technical supervision improve the construction process?

What is the difference between authorial and technical supervision?

Technical supervision is an inspection of a real estate object for quality, reliability and durability, compliance with safety and technical standards, which completes the issuance of a permit for the commissioning of the building.

Author’s supervision is the control of the authors of an architectural project over the conformity of construction works to the created working drawings, technical characteristics and artistic ideas recorded in the project documentation.

More about author’s supervision.

With the help of high-quality author’s supervision, the construction process becomes more responsible. Author’s supervision begins with determining the person or group of persons who will actually make direct visits to the construction site.

Representatives of the author’s supervision team visit the site according to a pre-agreed schedule or at the request of the customer.

A special journal for author’s supervision is created in which all marks, remarks and suggestions are made directly by the representative of the group of author’s supervision.

A special journal for author’s supervision is created in which all marks, remarks and suggestions are made directly by the representative of the group of author’s supervision.

Acquaintance of all interested persons (the customer, the contractor and actually the design organization) with details of author’s supervision is carried out under the receipt in three copies.

Also during the author’s supervision are carried out:

  • regular site visits
  • preparation of commercial proposals with all comments
  • solving issues on project documentation that arise during the construction process;

If it happens that the person supervising the author finds deviations from the design decisions during construction, and the contractor refuses to eliminate them, it is necessary to notify the customer and the relevant inspection of the state architectural and construction control to apply the necessary measures in accordance with law .

Author’s supervision is not required in many cases. However, there are many objects where the construction of a building is impossible without the author’s supervision due to the complexity of the architectural design.

Technical Supervision

A group of designers or a specially designated person for technical supervision monitors the quality and sequence of construction work. As a rule, technical supervision is carried out by engineers of various specialties (water supply engineers, civil engineers, electrical engineers, heat and gas supply engineers), it all depends on the tasks.

The main tasks of technical supervision are:

  • checking the availability of certificates, laboratory and other necessary tests, as well as the quality of construction materials and equipment.
  • ensuring control over compliance with the rules of storage, warehousing and transportation of materials, equipment and other consumable components. It is important to note that it is forbidden to use materials that have been stored incorrectly.
  • coordination of the sequence of works in accordance with regulations and design documentation, control of compliance of the results of construction work with design requirements.
  • inspection of the accuracy of the location of structural elements.
  • checking the compliance of the performed works with all the requirements set by state or local authorities.
  • control and refinement of identified errors in the project documentation.
  • notification of the relevant state bodies in case of emergencies.
  • control over observance of guarantees, and also terms and volumes of works.

The specifics of the author’s and technical supervision depend on the specifics of the objects, conditions and scales of construction, complexity and uniqueness of the structure. Author’s and technical supervision are important components of architectural design and creation of the urban environment in general.
